Nifty Realty Rises 6% in a Month: What’s Powering Real Estate Stocks Now
Shares of real estate companies traded higher on Thursday, rising up to 2% on the NSE, even as the broader market remained under pressure. Stocks such as DLF, Godrej Properties, Lodha Developers, Oberoi Realty, Brigade Enterprises and Anant Raj saw steady buying during intra-day trade.
Around 9:27 am, the Nifty Realty index was up 0.6%, while the Nifty 50 was down 0.25%.
One-month Rally, But 6-Month Pain Remains
Over the past one month, the Nifty Realty index has climbed nearly 6%, clearly outperforming the benchmark Nifty 50, which rose just 0.38%.
However, the bigger picture remains mixed. Over the last 6 months, the realty index has fallen 7.4%, compared with a 2.1% rise in the Nifty 50, showing that the sector has underperformed in the medium term.
What Is Supporting Real Estate Stocks?
New launches remain controlled
Except for the NCR region, where new launches picked up due to tight supply in the September 2025 quarter, launches in other regions have been flat or slightly lower on a quarter-on-quarter basis.
Despite this, most large developers are still on track to meet their annual pre-sales targets, reflecting steady underlying demand.
Lodha Developers’ strong performance
Lodha Developers reported its best-ever quarterly pre-sales of ₹5,620 crore in the December 2025 quarter, marking:
- 25% year-on-year growth
- 23% quarter-on-quarter growth
The company expects strong sustenance sales and a healthy launch pipeline in Q4 to help it meet its annual pre-sales guidance of ₹21,000 crore.
