Redevelopment Share of Mumbai Housing Sales Rises to 15% as Over 1,000 Projects Launched Since 2020: JLL-Naredco

In Mumbai, redevelopment projects have gained a 15% share in housing sales between 2025 and the first half of 2026, rising from 6% during 2016-2021, as per The Business Standard news report.

Redevelopment Projects in Mumbai
Since 2020, over 1,000 redevelopment projects have been launched in Mumbai, making up 13% of the city's residential supply as per JLL-Naredco report.
The city faces a scarcity of developable land, making redevelopment a crucial part of its housing strategy.
Redevelopment has expanded beyond single-plot reconstructions to systemic transformations. The Western Suburbs and South Mumbai have a significant number of ageing cessed buildings, requiring urgent replacement.
Capital Values and Key Areas
Capital values in redevelopment corridors have increased. Worli's values range from ₹1-1.15 lakh per square foot, showing 25-28% growth over 3 years. Bandra-Khar's values are ₹90,000-95,000 per square foot, with 25-30% growth.
The Kandivali-Borivali belt has seen 20-25% appreciation, with values at ₹32,000-37,000 per square foot. Borivali, Malad, Andheri, Vikhroli, and Goregaon account for 36% of projects launched since 2020.
Slum Redevelopment and Policy Changes
Slum redevelopment has expanded with 1,202 active projects covering 2,156 acres. This is nearly 4 times the total acreage completed since the Slum Rehabilitation Authority's formation in 1995.
Major projects include the 101-acre Juhu Lane-Gilbert Hill cluster and the 420-acre Goregaon scheme at Motilal Nagar. A November 2025 policy reform reduced consent requirements for large slum clusters.
